Juan García Alarcón, Cueva del Agua and Callejón de los Gitanos streets will be remodelled

The works represent an investment of 600,000 euros and will improve connectivity and accessibility on these streets in the village

The Town Hall will carry out a comprehensive remodelling of the streets Juan García Alarcón, Cueva del Agua and Callejón de los Gitanos, located in the upper part of the village, which are uneven and will see improved accessibility to homes and better connections to other streets. For the mayoress of Mijas, Ana Mata (PP), “these actions are very necessary because they will improve accessibility to homes and also connections with other streets in the upper part of the village. These are historic streets in our municipality, some with gradients exceeding 20%, and although it is wonderful to live on them, we must facilitate residents’ mobility as much as possible”.

The councillor for Infrastructure, Juan José Torres Trella (PP), reported on Monday 5th that the Town Hall had put these works out to tender, with the deadline for submitting bids on January 7th. The councillor recalled that the three projects are included in the 2026 budget. According to him, this is a “comprehensive remodelling” of each street, with a budget of 200,000 euros for each and 603,343 euros in total.

“The first step will be to beautify the streets, with new paving slabs, the installation of planters, and the laying of all necessary ducts so that cables are not visible externally or overhead as they are now. We will also try to make the streets more accessible by creating landings for the various houses along them. The stairs will also be improved and adapted as far as possible”, explained Torres Trella. The councillor also clarified that the streets will have “new lighting, separate sewage and rainwater drainage systems to comply with regulations, and the entire telephone and electricity network will also be placed underground”.

Its purpose is to connect Alegre Street and Carril Street in compliance with accessibility regulations.  To this end, there are plans to build a staircase designed in such a way that the landings coincide with the entrances to the existing dwellings on both sides of the street. 

Given the differing entrance heights, the project drafted by IDIC following a public tender, plans to divide the street into two sections by creating a longitudinal flowerbed that accommodates the level changes required to reach the plateaus at the correct heights. The estimated cost of this project is 208,498 euros.

Callejón de los Gitanos

It is bounded to the north by Coín Street and to the south by Cristóbal Alarcón Street and has an elevation difference of approximately 11 metres, with an average gradient of almost 23%.

It is currently accessed via a staircase with three or four steps leading to a landing which usually aligns with the entrance doors of the dwellings. The section of the staircase located on Cristóbal Alarcón Street is privately owned but open to pedestrians, with private garages built underneath.

In addition, this project, which has an implementation budget of 209.206 euros includes the provision of basic services that are currently lacking, such as telecommunications, as well as the expansion and improvement of existing services, and the construction of a separate rainwater and wastewater network.

The project, drafted by the company Atecsur following public tender, also includes the replacement of pavements that are in poor condition, and the enhancement of both the appearance and functionality of the street

Cueva del Agua Street

Finally, for Cueva del Agua Street, which has a budget of 185,584 euros, the project, drafted by IDIC after public tender, includes urbanisation works, replacement of the existing pavement and the installation of services with a maximum depth of 1.8 metres. Therefore, there is no impact on the historic ensemble, the integrity of historic buildings will not be altered, no new construction will take place, and the public space will be preserved.

There is a cave that gives the street its name and occupies part of the street’s footprint. To avoid interference with the layout of the installations, the planned installations will not run through this area.

The proposed new street is a shared surface with variable width due to the lack of alignment of the façades. In addition, a new supply network will be designed, along with a sanitation network with underground wastewater collection and surface rainwater collection to the drain.

According to the councillor: “We will try to maintain the typical style of our area within the historic centre and will continue to use traditional materials so that there is consistency with the rest of the streets”, he added, estimating that the works would take four or five months: “We hope that they will be awarded before spring and completed by autumn”.
