  • Autoridades municipales y miembros del Círculo de Empresarios, ayer durante el encuentro.

The Real Estate Table of the entity, which has a delegation in the municipality, begins its 2024/25 season with this current affairs forum

The Círculo de Empresarios de Mijas (Circle of Entrepreneurs in Mijas) organised on the 30th of October, a debate on tourist rentals. The meeting was attended by specialists in real estate law and the president of the Andalusian Association of Short Term Rentals and Touristic Apartments Professionals, Juan Cubo. The regulation of tourist rental and the new rules of the sector were topics that came to light to share strategies and formulas that benefit all the agents involved.

With the presentation of this first day, the Círculo de Empresarios starts its activity in Mijas. The opening of this new delegation in Mijas "marks an important milestone in the expansion of the organisation and its mission to represent the entrepreneurs of the Costa del Sol", according to the organisation.

The president of the Circle of Entrepreneurs, Adolfo Trigueros, said that "we at the Circle are working to expose in the discussion groups all the needs of entrepreneurs so that they can debate and analyse the problems of the sector".

The delegate of the organisation in Mijas, José Francisco Ruiz Fontalba, stated that "we are very happy with the large number of entrepreneurs who have come from all over the Costa del Sol. We are going to talk about holiday homes with two relevant speakers".

This newly created group is going to organise talks and discussion tables on various current issues affecting entrepreneurs. They seek to generate a dialogue between entrepreneurs, managers and professionals in the sector to promote the exchange of ideas and boost economic and tourist activity in Mijas.

The talk on housing was organised by the Real Estate Table of the Círculo de Empresarios. Germán Pascual is its coordinator and assured that "we are currently facing a situation of great legal uncertainty. We often don't know where we stand, even between municipalities there are important differences in nuances.  All those who ask us for advice when they buy a property and want to rent it because they don't know whether or not they can use it for tourist rental because what works today we don't know if it will be valid tomorrow".

On behalf of Mijas Town Hall, several councillors attended the talk, as it is an important issue that is being addressed by different councillors in order to regulate it. The councillor for Commerce, Juan Carlos Maldonado (PMP), was pleased with the creation of this Circle: "Behind this business union there are many challenges and threats that our society is facing.. Entrepreneurs are no strangers to these problems, they suffer first-hand from many of the circumstances that are happening to us. The self-employed and entrepreneurs are already proactive in their activity. They make the city".

Also in attendance was the councillor for Town Planning, Housing and Industry, Lourdes Burgos (PP), who stressed that the Mijas Town Hall "has commissioned a study of areas under pressure in order to limit tourist rentals in these areas".

Talks

During the presentation, Cubo offered his vision on the growth opportunities for the sector and the importance of adapting to the new regulations. Afterwards, Miguel Bascones, a lawyer specialised in the tourism and real estate sector at N&B Lawyers, addressed issues such as the current and future regulations on tourist rental, the need to generate legal certainty for owners and the repercussions of these regulations on the local economy. Bascones stressed that "we are at a time of great uncertainty because each town hall is taking different paths with regard to holiday rentals and advisors and agencies must have all the information to provide the greatest possible legal certainty to homebuyers".

The event concluded with a question and answer session, in which attendees were able to share their concerns and receive direct answers from the speakers.
